Step 1: The Consultation Stage
Our work will begin with a site visit. Here we will discuss your budget as well as the feasibility of the project. You will need to bring your Transfer Title Certificate, lot plan, and map of the vicinity to this meeting.
Step 2: Estimated Costs
We will look at your ideas and your budget and will be able to work out an estimated cost for your project. This is a conceptual estimate and will not be a firm figure.
Step 3: Initial Design and Second Estimated
Once our meetings are completed our architect will start to work on a house plan based on the brief you gave us. You will have an opportunity to review these plans once they are completed. You will at this stage be recommended a budget for the construction. All fees will be refundable should you go ahead with the construction.
Step 4: The Final Budget
We will then work with you to determine the scope of work. This will involve the selection of materials and design elements. From this information we will be able to work out what we have to do. We will also provide you with a firm budget. Our goal at this stage is to ensure that both parties are aware of what will happen during the project.
Step 5: Project Agreement and Construction Begins
When we have reached an agreement with regards to price and design we will offer you our agreement of construction contract. Once this has been signed we can work on obtaining building permits and finalizing the working designs of your property. You will need to pay 10% on signing the contracts and 20% when the building permits are released. The rest will be paid throughout the project.
At this stage you will start to meet our team who will make it their job to ensure that your project is completed on time, to budget, and to a high standard. They will be more than happy to answer any questions that you may have. Throughout the work you may have the opportunity to offer new ideas. If we can accommodate them then we will. There may be extra costs involved with this though.
Our architects in the Philippines will remain with the project and will visit the site often to inspect the work and answer any questions that you may have about the construction.
Step 6: The completion of the build
An average home will take around 6 months to complete. Of course, this number can go up or down depending on the plan, weather conditions, and any changes that you make. You can reduce construction time although this will cost extra due to increased manpower.
We will always make sure that your home is delivered on time and ready to live in based on the terms laid out in our construction contract. Before you occupy the property you will walk through with our team who will be able to check the home and answer any questions you may have about it. You will receive a booklet related to your warranties at this stage.
